Preventative Maintenance Schedule

Every home is different, but this is a simple starting point to help you stay on top of preventative maintenance throughout the year.

Spring

  • Clean gutters and downspouts
  • Inspect roof from the ground for damage
  • Check irrigation systems and look for leaks
  • Test exterior hose connections and spigots
  • Clean outdoor HVAC unit and remove debris
  • Check weatherstripping and seals on doors and windows

Summer

  • Monitor HVAC performance and airflow
  • Replace or clean air filters
  • Check for drafts or temperature differences inside
  • Inspect decks, fences, and exterior surfaces for wear
  • Test garage door operation

Fall

  • Clean gutters and downspouts again
  • Inspect roof and drainage after storms
  • Replace HVAC filters
  • Test heating system before colder weather
  • Check and seal gaps around doors and windows
  • Shut down and winterize irrigation systems

Winter

  • Monitor indoor humidity levels
  • Check for condensation or moisture issues
  • Inspect pipes for signs of freezing or leaks
  • Keep vents and registers clear
  • Watch for ice buildup or unusual roof conditions

Every 1–3 Months

  • Replace or clean HVAC air filters
  • Check under sinks and around fixtures for leaks
  • Inspect visible outlets and switches
  • Clean appliance filters and vents

Every 6 Months

  • Clean HVAC outdoor unit (remove debris and rinse gently)
  • Inspect hoses and connections on appliances
  • Clean tracks on doors and windows
  • Check drainage around the home

Once Per Year

  • Flush water heater
  • Test sump pump
  • Clean dryer vent and ducting
  • Lubricate locks and door hardware
  • Test and reset GFCI outlets
  • Review emergency shutoffs and system locations
